Luxury Mas with large Private Pool by a magnificent golf course in Cote d' Azur, Provence

The Property: Our luxurious mas (sleeps 8), which is situated in a magnificent Golf and Country Club setting, overlooking the Luberon, is within walking distance of shops and restaurants. It has 3 bedrooms (2 king and 1 twin), large lounge/dining area with fireplace, fully equipped kitchen and bar area, cloakroom, mezannine with double sofa bed, TV/Video/DVD and study area, further cloakroom. There is a large swimming pool, pool house with hot water shower and WC, lawn, sun terrace and covered terrace with BBQ, table tennis and boules pitch. Bed linen and bath towels, heating and cleaning on arrival and departure are included. Welcome Pack.

Extra information: The villa (175 m²) has central heating, internet access, telephone, with towels and linen provided. In the kitchen, there is a 4 ring stove, clothes dryer, freezer, fridge, grill, hob, microwave, oven, washing machine. In the living room there is a fireplace, and living area for 8 people. The dining area has a child's highchair and seating for 8 people. There is 1 bathroom, 2 shower rooms, 4WCs (with a further one in the pool house). There are 3 bedrooms (2 doubles, 1 twin, 1 cot), there is a large galleried area with a sofa bed two easy chairs and a tv. The villa sleeps a maximum of 8 people. There is a seperate study area with computer and telephone access. For entertainment there is satellite or cable, stereo system, tv and video player.
Outside, there is a covered barbecue, garden, parking, swimming pool, two terraces, a table tennis table, boules pitch, 16 garden chairs and 8 beach chairs. Children welcome, pets not allowed. Unsuitable for elderly or infirm, wheelchair inaccessible

Local activities include cycling, golf, horse riding, mountain biking, swimming, tennis, walking, Children's activity centre, vineyards, open-air theatre, cultural trips organised .

There are five or six steps between the lounge/dining area and the bedroom area, however there is a banister to aid the elderly or infirm. There is a narrow staircase leading to the mezannine where the TV and study area will be found. On the mezzanine there is a small double sofa bed and a cloakroom. Outside there is a boules pitch and a table tennis table. A second terrace with table and chairs for 4 people, adjoining the master bedroom, also leads to the pool which has an electrically operated cover - this complies with the latest AFNOR standards. The pool is 1 m deep in the shallow end and 2m in the deep end. On site, there is a wavepool, large swimming pool, tennis courts, pedalloes, rowing boats, riding and children's clubs. These are totally separate from the villa but can be booked through Pierre et Vacances, availability permitting. Golf can be booked through the Golf Club.

Location: Pont Royal is in the heart of Provençe, close to Aix en Provençe, Avignon, the Luberon, Arles, St Rémy and the Camargue. It is 40 minutes from Marseille Airport and the TGV stations of Avignon and Aix en Provence, 3 hours from Paris by train and 2 hours by car from the nearest ski resorts. The Mediterranean beaches are within one hour. Isle sur la Sorgue is known worldwide for its famous antiques market. The Gorges du Verdon are also with easy driving distance. During the summer, music and arts festivals take place in Avignon and Aix en Provence.

The villas are situated on the 450 acre Seve Ballesteros designed golf course with views of the Luberon and the Alpilles. The golf course is 18 holes (6,303m, Par 72. There is also a driving range. The newly built clubhouse has excellent amenities including a bar and restaurant and is open to non-members. There is a resident professional and lessons can be booked through the Clubhouse on 00 33 (0)4 90 57 40 79. There are several other golf courses within a one hour drive of Pont Royal.

We have a fluent English/French speaking lady who manages our villa and who is available at all times to look after clients. She will arrange trips, baby sitting, cleaning etc. and will also help out whenever an emergency occurs. Baby sitting, cleaning etc. can also be arranged through our Manager.

Travelling: The nearest international airport is Marseille and Nîmes Airport at 50 kilometres. The nearest beach is 45 kilometres. The nearest ferry port is Marseille at 60 kilometres. The nearest railway station is TGV at Avignon or Aix en Provence at 40 kilometres. Nearest motorway junction: A7, Junction 26, Senas at 9 kilometres A car is recommended.

In the low season, a Saturday changeover is not necessary and rates will be adjusted accordingly. There may be an additional heating charge during the winter season.
