The Property: This delightfully bright apartment sleeps 2 (or 3 or 4) people, is on the raised ground floor, in a very calm, quiet and sunny location and directly overlooking beautifully maintained private sub-tropical gardens. The apartment is one of four modern apartment buildings, each with its own resident concierge/guardienne and set within their own large private grounds and entered by electrically controlled gates in the attractive university area (Facultes des Lettres). There is unrestricted private parking within the grounds - very important if you are arriving by car or intend to hire a car for a few days whilst you are here.

By taxi, hire car of private car the property is conveniently only six minutes from Nice airport. The apartment building is approached up ten broad marble steps through two pairs of double plate-glass doors into a very spacious and impressive marble-clad entrance hall, which runs through to matching doors and steps down to the ornamental gardens. There is an entry phone. The living room and bedroom both have large sliding patio doors onto your own balcony/terrace facing south-west. This is a very peaceful location, you are not overlooked by any other buildings, and there are no ball games or children's games allowed in the gardens. You can just see the Mediterranean through the trees of the garden, less than 400 metres to your south.

To the rear of the living room is a "kitchen Americaine" - fully equipped with microwave, hob, fridge/freezer, electric kettle, cafetiere, toaster and washing machine - and a dining area. Also there is room for you to eat outside, bistro style, on the balcony/terrace with a table and chairs, sun parasol, and there are two relaxing sun chairs. In the bedroom there is a very large fitted wardrobe, and a king-size double bed, with twin-linked single mattresses, which can be separated if you wish - particularly important on very hot nights. In the living room, there are two very stylish Paris designer sofas, which make two more very comfortable single beds if required. There is a CD/tape player/radio, TV and DVD player. In the bathroom, there is a small bath with shower facility (hair dryer provided), washbasin and toilet. There is also central heating should you need it.

Extra information: 400 metres in one direction is the Musée d'Art Naïve, and in the same distance in the other direction the Musée de Beaux Arts. Walk down through the grounds to a 'secret' gate (key provided) and within 350 metres you are at the Promenade des Anglais and the beaches (Miami Beach). All the attractions of Nice - the fascinating Old Town, the Marina (Port), the Chateau Hill, museums, galleries and concert halls, the beautiful Place Massena with its impressive fountains, hundreds of charming restaurants, brasseries, bars and cafes, and every type of shopping you could wish for - are within a twenty minute stroll along the Promenade - everyones favourite walk. The apartment is ideally placed for you to enjoy Nice and all of the French Riviera.

Location: Nice is a warm, vibrant, fascinating and highly cultural resort city at the heart of the French Riviera. It offers a thousand delights and surprises for everyone who has the opportunity to get to know it: enjoy the world famous Promenade des Anglais and the Negresco (Wedding Cake) Hotel, the Russian church and all the other wonderful architectural sites and attractions, the Sardinian neighbourhoods around the old Port, the Victorian avenues of Cimiez, and the breath-taking panorama at Mont Boron.

Not to be missed are the narrow, fascinating streets of the Old Town (Vieux Nice), the footpaths that link up the hills, casual strolls around deluxe boutiques in the town's pedestrian areas, the colourful Flower Market (Cours Saleya), the peaceful and relaxing Chateau Hill overlooking the stunning Bay of Angels and, of course, the Antiques Quarter. You must see the beautiful Place Massena with its impressive fountains, the 18th century Place Garibaldi and all the other picturesque garden squares. If you love to laze on the beach there are more than a dozen to choose from. If its the nightlife and the casinos you`re after, there`s plenty of that too. Also, Nice must have more than a thousand restaurants, brasseries, bars and cafes each with its own unique atmosphere and ambience and you will certainly have great fun in discovering your own favourites!

Nice is second only to Paris in the whole of France for the number and variety of its museums, galleries and exhibitions; it has a wonderful Opera House, similar to La Scala, several concert halls and countless attractions to suit every possible taste and interest that would take you months to fully explore. Two miles in the other direction, couple this with the old town and beautiful bay of Villefranche sur Mer and the spectacular peninsular of Cap Ferrat, and you have everything your heart could desire. These are without doubt our three favourite places on the whole of the French Riviera (and in the world) and they are all next to each other!

Travelling: Every day of the year there are flights from all over the UK, and other parts of the world, direct to Nice. By taxi, hire car or private car, all of self catering apartments are conveniently within ten minutes of Nice Airport. Nice is the perfect central location from which to visit (by car, bus or train) Monaco, Monte Carlo and Menton, a few miles east along the seashore. And to the west, Antibes, Juan-les-Pins, Cannes and St. Tropez. Inland is Grasse, the famous perfume capital of the world, and countless enchanting hill-top villages. There are many ski resorts within an hour's drive.
